Applause aimed directly at you! My husband is my best friend also. It should be that way with everyone, I think. Sounds like you're a great family man.
I just finished reading Rich Dad Poor Dad by Robert Kiyosaki. I can't recommend this book enough! It has really given me a new attitude about things. I wish I had a read it a few years ago or that my dad had read it when I was younger. I borrowed mine from the library, but I think I will be buying a copy to refer back to when I need some reminding or motivation.
My husband and I bought the Carlton Sheets program a few years ago. We have gotten some good ideas out of it. I'm not going to say one way or the other if you should get it or not, but I will tell you we have yet to buy a single property. Although, that is not the courses fault. We had some stuff happen that was beyond our control that kept that from really happening. We are on track to start investing in rental properties later this year. I'm quite excited about it, as residential real estate is what I am comfortable with. My husband and I have a small (but growing) construction business that deals mainly in residential construction. I don't know that we will use any of Carlton Sheets methods to buy with, but I've learned some good things from him. You might do just as well to go to the library and check out some books on real estate.
Again, I think the first thing you should do is go check out Robert Kiyosaki's book, I'm sure they have a copy at your local library.
