I think that site is worth that much. I don't mean to say that to belittle or offend you, just my experience with it.
You are right that there is a lot of work finding notes and some money to be made for them. I have investigated locally and find very few seller held mortgages, but I am in a small rural area.
I do believe the recent easy mortgage money over the last couple years has reduced the need for sellers to carry back financing reducing the number of notes available. Your experience may be different.
In your case and mine,(please see my other post in this thread) we both need motivated sellers. That is the key. Neither of us can make them motivated.
My system with buying houses does NOT require large discounts to work.
I do know people who successfully do the note business and may revisit it when I have a chance.
